HOW TO BUY UNDERVALUED LAND

 Finding such land is not that easy some says desperate sale which you cannot find anywhere in the market or you can say it is somewhere very close to scam. So it better to understand some points which can make you buy property of which the current market values are less but has a very strong potential in future and they are called suburbs of the main cities but buying anywhere considering suburb is again a bad choice, therefore it is better to understand the scenario that where to buy.


1. Understanding the development

Considering upcoming expressways, highways, metro lines, ring road, etc. which can easily be seen in the master plan of any city which tells the type of land as well as the upcoming development nearby. After checking it on master plan you need to visit the different locations and check the nearby population and the the route from where the locals are communicating, not just the communication but also the types of roads like width of the road, is it a brick road or a black top road or mud road and connectivity that which place, city these roads are connecting.

Consider only those roads which can be seen in the master plan because some of the ways are made by the local to communicate but in reality these ways are private and made in someone's property, so therefore be alert which checking roads.


2. Consider the distance of the land atleast 20-25 km away from main city

Well 20-25 is not an actual figure it really depends on the development of the city, sometimes this distance can be more or sometimes this can be less but important is to understand the market price. It is not important that you should buy it on highways it could be any location which is connecting to any govt. road whether it is a black top road or a brick road.

You just have to understand your pocket and accordingly consider the distance and make sure that land is away from any small city or village because these places carries added appreciations too.


3. Land types to ignore while investing in land

Investing in agricultural land is good but as per master plan every nearby land is divided into zones such as green zone, frozen zone, flood zone, buffer zone, restricted zones, etc and its better not to buy such land. it is not just because you may lose your money but the level of appreciation is much as compared to normal agricultural land, apart from restricted zones you may get your registries but when development reaches this place govt. don't consider these types to develop cities and mark it as agricultural or open lands where you cannot construct anything apart from temporary construction, therefore property values does'nt appreciate that fast as normal agricultural land.


4. Check if some big builder buying land nearby

This is the strongest clue to appreciation of land because these big builder has big connections inside authorities and knows much more than a normal person, so therefore if any builder is buying land there should be some better connectivity, development in that area so parallelly buy something nearby for better appreciation.


5. Follow the path of infrastructure of the Main city

Now this is very important to understand that in which direction the city is expanding and you can easily join the dots of the further expansion looking into the master plan of that area, see and understand which road can connect to upcoming expressways, talk to the brokers and understand the future development and your every homework should be compared to the masterplan of that area so that you can decide easily.


6. Where are the Hidden locations?

On every expressway (specially on elevated) you can find a regular fencing of grill but at some points this fencing is of cement & bricks and of black and white colour which seems temporary and little bit extended too in width, these points are not normal if sometime you will stop at such places and see then there you will find a path underneath or some river or any water body, therefore waterbodies or a land very close to these waterbodies are a big no for investments but the land near paths may give you big margins.


You should make your mind to invest for atleast 5 years to get the real appreciation of realestates.


You should know that if you buy land on right prices today then in future if government acquire that area then again you are in the bracket of very high profits because govt. pays more that 5 times to the current value of the land when they acquire.
